Project Overview

British Builders attended a residential property on York Terrace in Cambridge to complete fire door remedial and compliance upgrade works to an existing FD30 timber entrance door set.

The door was inspected as a full assembly, including hinges, closer, gaps, seals, latching action and alignment. The existing hinges were removed and replaced with a new fire-rated Grade 11 hinge set suitable for fire door installations.

The door was realigned within the frame, with side and top gaps reduced to approximately 3mm and the bottom gap adjusted to approximately 5mm. The overhead closer was then recalibrated and tested to confirm smooth, secure and consistent self-closing operation.

  • Testing of closing speed, latching action and full engagement
  • Inspection of intumescent strips and cold smoke seals
  • Final operational testing after adjustments

 

Challenges & Solutions
  • Fire door compliance — The full door assembly was reviewed, including hinges, closer, gaps, seals and latching action.
  • Unsuitable hinges — The existing hinges were replaced with a new fire-rated Grade 11 hinge set.
  • Uneven gaps — The door was realigned to improve side, top and bottom gap tolerances.
  • Self-closing reliability — The overhead closer was recalibrated and tested for smooth, secure closing.

 

Final Outcome

The fire door remedial and compliance upgrade works were completed successfully.

The existing FD30 timber entrance door set was retained, with improvements made to the hinges, alignment, gap tolerances and self-closing operation.

Final checks confirmed that the door aligned correctly, closed smoothly and latched properly, improving its function as part of the building’s fire safety protection system.
