Project Overview
British Builders was appointed to carry out gutter clearance and external drainage maintenance works at Birnbeck Court, Bells Hill. The guttering system had become heavily blocked with leaves, moss and debris, restricting water flow and increasing the risk of overflow during rainfall.
The works were treated as a wider roofline maintenance package rather than a simple clearance visit. Our engineer inspected the visible gutter runs, downpipes, joints and high-level drainage points before carrying out the approved cleaning works using a Sky Vac system where access allowed.
All accessible gutter sections were cleared of loose debris, moss build-up and organic blockages. The downpipes were checked to confirm water could move through the system correctly, and gutter flow was reviewed after clearance to ensure rainwater could discharge more effectively.
During the visit, gutter joints and vulnerable connection points were also reviewed. Sealing was applied to selected joints where required to help reduce the risk of leaks and improve the overall water-tightness of the system.
While completing the approved works, additional external issues were identified outside the original scope. These items were recorded for further review, with any extra remedial works to be quoted separately for approval.

Challenges & Solutions
- Completely blocked guttering — Several gutter sections had a build-up of leaves, moss and debris. The engineer cleared the accessible runs to restore water movement.
- High-level roofline access — The works involved upper-level guttering on a residential block. A Sky Vac system was used where possible to carry out the clearance safely and efficiently.
- Restricted water flow — Blockages were affecting the normal flow of rainwater. After clearance, the gutter system was checked to confirm improved drainage.
- Moss and organic growth — Moss and growth were removed from affected sections to help maintain gutter function and reduce future blockage risk.
- Joint condition — Selected gutter joints were sealed where required to improve water-tightness and reduce the chance of minor leaks.
- Additional issues identified — Some items were outside the original approved scope, so these were noted for separate quotation and client approval.
Final Outcome
The gutter clearance and downpipe maintenance works helped restore the function of the external rainwater system at Birnbeck Court. Blocked sections were cleared, debris and moss were removed, and the gutters were checked to ensure improved water flow.
Selected joints were sealed where required, helping improve the overall water-tightness of the guttering system. The downpipes and accessible drainage points were reviewed, with additional issues recorded for follow-up quotation where they fell outside the original scope.
