Project Overview

British Builders was appointed to carry out garage door repair, timber installation and surrounding masonry making-good works at a property on Dunnigan Road in Birmingham. The garage door required adjustment and realignment, while the surrounding wall and upper opening area needed localised repair to improve the appearance, weather protection and function of the garage entrance.

The works were treated as a wider garage access and remedial repair package rather than a small adjustment only. The engineer inspected the garage door operation, checked both sides of the frame and reviewed the surrounding brickwork before completing the approved repairs.

Both sides of the garage door were adjusted and realigned to help the door open and close smoothly without catching or obstruction. The door movement was tested after adjustment to confirm the repair did not interfere with normal use.

Localised masonry repairs were also completed around the affected wall section. Four new bricks were supplied and installed where required, restoring the damaged area and helping improve the strength and appearance of the surrounding wall.

A new timber piece was then installed above the garage door to close the exposed gap and improve the finish. The timber was covered with PVC plastic to provide additional protection, reduce drafts and help protect the section from everyday weather exposure.

The work was completed with care around the existing garage door and tenant access requirements. All disturbed areas were made good, and the garage area was left clean, tidy and safe on completion.

Challenges & Solutions

• Garage door alignment — The door required adjustment on both sides to improve movement. The engineer realigned the door and tested it to confirm it could open and close correctly.
• Timber installation above the opening — The timber section needed to close the exposed gap without preventing the garage door from operating. It was positioned carefully and checked after fitting.
• Draft prevention — The area above the garage door allowed unwanted drafts. The new timber and PVC covering helped improve protection and reduce air movement through the opening.
• Localised brick damage — The surrounding wall required making good. New bricks were installed to restore the affected section and improve the finish around the garage opening.

Final Outcome

The garage door repair and timber installation works improved both the function and condition of the garage entrance. The door was adjusted and realigned so it operated more smoothly, while the surrounding masonry was made good with new brickwork where required.
