Project Overview

British Builders attended Unit P04 at Bayham Place, London to carry out planned plaster removal and reinstatement around an internal AC unit. The works were required in two stages: first to create controlled access for the HVAC technician, and then to make good the opened ceiling and bulkhead area after the unit replacement.

The photos show the AC units positioned close to the ceiling line, with plasterboard carefully opened around the service area to expose the timber framing and cabling behind. Once the technical works were complete, the area was reinstated, taped, skimmed, sanded and prepared for painting, with the surrounding ceiling kept protected as far as reasonably possible.

 

Scope of Work
  • Inspected the ceiling and bulkhead area around the AC unit before cutting
  • Carefully removed the plasterboard section surrounding the unit access point
  • Created sufficient clearance for the HVAC technician to remove and replace the AC unit
  • Protected the surrounding tiled wall, ceiling edges and nearby services during the works
  • Cleared loose plasterboard, debris and damaged material from the access area
  • Reinstated the removed plasterboard section after the AC replacement works
  • Taped and skimmed the repaired section to bring it back in line with the existing ceiling level
  • Carried out light sanding to prepare the surface for painting
  • Cleaned the working area and removed waste from site

 

Challenges & Solutions
  • The AC unit was positioned tight to the ceiling and bulkhead — The plasterboard was opened carefully to give access without unnecessarily enlarging the damaged area.
  • Existing timber supports and cabling were visible behind the ceiling line — The team worked around the exposed services and avoided disturbance to the AC installation zone.
  • The ceiling repair had to follow a post-technical visit — The reinstatement was completed after access was no longer required, allowing the area to be closed properly.
  • The finish needed to blend with the surrounding ceiling — The repaired surface was taped, skimmed and sanded ready for final painting.

 

Final Outcome

The plasterboard access section was removed in a controlled manner ahead of the AC works and then reinstated once the unit replacement had been completed. The ceiling and bulkhead area were made good, with the repair finished to a smooth level suitable for decoration.

All loose debris was removed, and the area was left tidy after completion. The finished section now provides a clean, stable surface around the AC unit, ready for painting as part of the next stage.
