Bathroom Leak Repair β Birmingham
Project Overview
British Builders attended a property on Gillott Road, Birmingham, following a reported leak coming through the ceiling of Flat 2, believed to be originating from Flat 3 above. The inspection focused on the bathroom area, where water ingress was traced around the shower tray, bath stability, and surrounding wall finish.
The photos show the bathroom being opened up for access, with old wall finishes removed and the shower area exposed to identify the source of the issue. The leak was linked to poor installation, movement around the bath or tray area, and unsuitable non-waterproof cladding materials. The work was treated as a targeted leak investigation and remedial bathroom repair, with the aim of stopping further water damage and preparing the bathroom for a more reliable finish.
Scope of Work
- Investigated the reported leak affecting the ceiling below.
- Traced the likely source of water ingress to the bathroom in Flat 3.
- Removed loose and unsuitable wall cladding around the shower area.
- Opened up the lower section around the shower tray to inspect pipework and support.
- Checked the shower tray and bath area for movement, poor sealing, and installation defects.
- Inspected visible waste pipework beneath the shower area.
- Identified non-waterproof materials contributing to ongoing moisture problems.
- Prepared the bathroom area for remedial sealing and reinstatement works.
- Reviewed the surrounding wall surfaces for water damage and future making-good requirements.
- Cleared loose debris and maintained safe working access during the inspection and repair process.
Challenges & Solutions
- Leak source was not immediately visible β the shower area was opened carefully to inspect behind the finished surfaces.
- Poor previous installation β unstable fittings and weak sealing points were identified as contributors to the water ingress.
- Unsuitable wall cladding β non-waterproof materials were removed to prevent continued moisture retention.
- Damage affected the flat below β the repair approach focused on stopping the leak before any ceiling making-good works could proceed.
Final Outcome
The source of the leak was successfully investigated and linked to the bathroom installation above, including the shower tray area, bath instability, and unsuitable wall materials. The affected bathroom sections were opened up, loose materials were removed, and the area was prepared for proper remedial works.
This allowed the leak issue to be clearly identified and addressed in a controlled way, reducing the risk of further water ingress into the ceiling below. The bathroom was left ready for the next stage of reinstatement, including secure waterproof finishes, sealing, and final making-good.
