Scope of Work

• Inspected the existing double garage door, frame, track arms, rollers, springs, handle, and operating mechanism.
• Checked the condition of the timber frame on both sides of the garage opening.
• Secured loose track arms to improve alignment and support smooth movement.
• Adjusted the door mechanism to reduce stiffness and improve manual operation before motor installation.
• Serviced the moving components, including tracks, rollers, hinges, spring components, and fixing points.
• Supplied and installed a compatible replacement handle to improve ease of use and security.

• Filled and reinforced gaps at the bottom of the frame where timber deterioration had occurred.
• Supplied and fitted fascia sections to both sides of the garage door frame.
• Made good around the lower frame and adjoining brickwork where required.
• Supplied and installed an electric motor suitable for the double garage door.
• Integrated the motor system with the existing garage door mechanism.
• Provided and programmed two remote controls for day-to-day operation.
• Tested the automated opening and closing function several times to confirm smooth operation.

Challenges & Solutions

Final Outcome

The double garage door was repaired, serviced, reinforced, and upgraded with an electric motor system. The door now operates more smoothly and can be opened using remote controls, making it much easier for the tenant to use.

The frame repairs and fascia installation improved both the appearance and durability of the garage entrance. Loose components were secured, the handle was replaced, and the automated system was tested to confirm reliable operation.
