Project Overview
British Builders was appointed by Tunde Oladele to transform a severely dilapidated auction property into a modern, energy-efficient home. The project combined major structural alterations with a full internal refurbishment, requiring close coordination with structural engineers, building control and the local council to ensure compliance throughout.
Scope of Work
- Full pitched roof replacement, including new timbers, membrane, slate tiles, soffits, fascia, gutters and downpipes
- Structural alterations: removal of internal walls and chimney breasts, installation of new steel supports
- Creation of an open-plan lounge/dining area on the ground floor
- Removal of the existing staircase and installation of a new feature staircase with modern bannister and decorative wall opening
- Replacement of all windows and external doors with new UPVC double-glazed units, front entrance door and rear patio doors
- Full bathroom refurbishment with new drainage, tiling, sanitaryware, shower cubicle, storage and electric towel rail
- Full kitchen refurbishment with new plumbing, drainage, units, worktops, tiling and appliances
- Remedial plastering, complete redecoration and installation of new floorboards and engineered wood flooring throughout
Challenges & Solutions
- Severely dilapidated structure vs. limited budget – Agreed a value-focused programme prioritising essential structural and envelope works (roof, open-plan layout, windows/doors) while deferring non-critical upgrades.
- Extensive structural alterations and compliance – Worked closely with structural engineers and building control, using a detailed Construction Phase Plan (CPP) to safely remove walls and chimney breasts and install compliant steel supports.
- Modern performance targets for an old property – Upgraded the roof, windows and doors and fully renewed key spaces (kitchen and bathrooms) to meet EPC and modern comfort expectations.
Final Outcome
The renovation was completed eight days ahead of schedule and within the agreed budget, turning a neglected auction purchase into a bright, open-plan and efficient modern home. The new staircase feature and reconfigured ground floor significantly improved both liveability and resale value, while the upgraded fabric and finishes brought the property up to contemporary standards of comfort and safety.
