Project Overview
British Builders was appointed by Archers Properties to deliver urgent remedial works at a residential block on Guildford Street, London. Persistent roof leaks had damaged insulation, ceilings and electrics in both apartments and communal areas, requiring a full roof replacement and internal refurbishments within a tight five-week programme.
Scope of Work
- Full demolition and removal of the failed roof build-up
- Installation of new SIKA waterproofing system with insulation and double moisture-proof layer
- Electrical testing, rewiring of affected apartments and installation of new consumer units
- Installation of new LED lighting to apartments and communal areas
- Replacement, plastering and redecoration of damaged ceilings and corridor areas
- Supply and installation of new sash windows
- Replacement of damaged timber doors and architraves
- Installation of new kitchens in affected apartments following redecoration
Challenges & Solutions
- Severely deteriorated roof fabric – Rebuilt the roof using a SIKA waterproofing system with improved insulation and double moisture barrier to provide a long-term, robust solution.
- Safety risks from water ingress and electrical failures – Combined roof replacement with targeted rewiring, new consumer units and lighting to restore safe, compliant electrical systems.
- Tight five-week programme in an occupied block – Deployed a coordinated team of roofers, electricians, plasterers and decorators to run tasks in parallel, minimising disruption and finishing ahead of schedule.
Final Outcome
The project was completed four days ahead of programme and under budget, allowing residents to return home sooner than expected. Apartments and communal areas were fully restored with high-quality finishes, and the new roof now provides reliable, long-term protection against water ingress.
