Project Overview

British Builders was appointed by Archers to refurbish The Tower, a Victorian property on Fitzjohns Avenue comprising eight apartments. The brief was to modernise kitchens, bathrooms and finishes while preserving period character, upgrading the roof, insulation and basement to improve comfort, safety and energy performance.

Scope of Work
  • Basement damp-proofing using Sika tanking systems, including racking out, drying and application of Sikalastic mortar
  • Roof timber replacement and installation of new fibreglass insulation to roof and upper ceilings
  • Full refurbishment of kitchens and bathrooms with modern, high-quality fixtures and fittings
  • Supply and installation of Finnish-engineered OAK NATURAL MATT 3S 5G 24 flooring with 20-year warranty
  • Installation of bespoke wardrobes in lounges and bedrooms
  • Wall rendering, plastering, tiling and full internal decoration across all apartments
  • Chimney brickwork replacement, repointing and upgrades to communal areas

 

Challenges & Solutions
  • Preserving Victorian character while upgrading performance – Used sympathetic detailing and high-quality finishes that matched the original aesthetic while integrating modern services and insulation.
  • Basement damp and structural risk – Applied a full Sika basement tanking system to deliver long-term damp-proofing and protect both structure and residents’ health.
  • Thermal inefficiency in high-ceilinged apartments – Replaced roof timbers and installed modern insulation to improve heat retention and support better EPC ratings.

 

Final Outcome

The project was delivered on schedule and under budget, transforming all eight apartments and communal areas while retaining the building’s Victorian charm. Roof and basement works improved watertightness and energy efficiency, and the combination of bespoke joinery, modern kitchens and bathrooms, and premium Finnish flooring created a showroom-quality finish throughout.
