Project Overview
British Builders carried out external weatherproofing and building fabric repair works at a residential property on Oak Drive in Stroud. The project focused on improving protection against water ingress, restoring defective external sealant, repairing cracked mortar joints and making good visible masonry defects across accessible front and rear elevations.
The works included inspection of affected external areas, front door weatherproofing checks, window sealant renewal, brickwork preparation, localised repointing and crack repairs. Although the scope was targeted, it required careful access, external assessment and neat finishing around windows, door openings and exposed masonry joints.
Scope of Work
- External inspection of affected building fabric and weather-exposed areas
- Access setup for front and rear elevation repair works
- Assessment of front entrance door seals and operational alignment
- Adjustment and repair of the front door to ensure correct opening and closing
- Removal and reinstatement of suitable door seals where required
- Removal of defective and cracked external sealant around two windows
- Cleaning and preparation of window frame perimeters
- Application of white exterior-grade frame sealant to improve weather resistance
- Inspection of cracked mortar joints and visible masonry defects
- Raking out defective mortar joints to suitable depth where required
- Repointing prepared joints using colour-matched sand and cement mortar
- Opening up and filling visible cracks in brickwork where replacement was not practical
- Brushing down and cleaning completed repointed areas
- Removal of waste materials and debris from site
- Final visual inspection to confirm a neat, safe and weather-tight finish
Challenges & Solutions
- Door seal tolerance — New seals were tested, but the door frame tolerance prevented correct closure. The door was adjusted and the suitable existing seal arrangement was reinstated so the door could close securely without gaps.
- Defective window sealant — Cracked and perished sealant around the window frames was removed and replaced with external-grade sealant to help prevent future water ingress.
- Cracked brickwork and mortar joints — Defective joints and visible cracks were prepared and filled using a colour-matched mortar repair approach where full brick replacement was not practical.
- Working around occupied property areas — External works were carried out carefully around windows, garden areas and access routes, keeping disruption controlled and the site tidy.
Final Outcome
The completed works improved the property’s external weather resistance and helped address several visible building fabric defects. The front door was adjusted and tested to ensure it opened, closed and secured correctly, while the window perimeters were resealed with a neat exterior-grade finish.
Cracked mortar joints and localised brickwork defects were repaired across the affected elevations, helping to stabilise the masonry appearance and reduce exposure to future weather penetration. All completed areas were cleaned down, checked and left tidy.
