Project Overview
The Challenge:
The building leaseholders have discovered a roof leak that requires an immediate solution and ceiling repair. The building’s leaseholders and management agency contacted our sales department following receiving a recommendation to use British Builders. A meeting was scheduled to conduct a thorough inspection and determine the source of the leak. During the inspection, our site surveyor discovered that the roof and, more specifically, the membrane had sustained weather-related damage, resulting in further deterioration of the insulating coating. As a consequence of rainwater penetrating the roof, expanding stains were observed over the ceilings in the apartments below. The major challenge was how to permanently prevent a recurrence of this problem. Our site surveyor had advised that the roof is beyond economical repair and that the only solution would be to replace the entire roof and renew the water protection and insulation felt layers. Our site surveyor made recommendations regarding the project’s scope of work and materials.
The Solution:
Our team of project manager, site manager, roofers, plasterers and decorators began this 5-week long project after negotiating the scope of work and costs with the building insurance and building block management.
During this project, the following jobs were carried out: Demolition and complete removal of the previous roof. Roof replacement using SIKA’s technology, inclusive of insulation and double moisture-proof course. Rewiring all apartments which failed circuit fault finding testing as a result of the roof leak. Apartment ceilings were replaced and new LED lighting was installed.

Plastering and painting were performed on all apartments, including the building’s common corridors. Provided and installed new sash windows and new timber wooden doors with new architraves (As some timber wooden doors had been damaged by the roof leak through the ceilings).
Completion:
The five-week project wrapped up four days early and under budget. Residents were able to return home earlier than anticipated and were pleased with the overall quality standards of the work. Two residents reported a short list of snags that were resolved within a 24-hour period.
Some residents were extremely pleased with the quality of the work and asked us to renovate their bathrooms and kitchens and this additional new work was started at a later date
