Project Overview
British Builders attended an occupied residential flat on Friends Road in Croydon to carry out approved plastering and ceiling works across several internal areas of the property.
The project involved a wider internal plastering programme rather than a small isolated repair. Works were required across the lounge, bedroom, kitchen, hallway and bathroom areas, with existing blown plaster, loose surfaces, wall damage and unstable finishes needing to be prepared before the new skim finish could be applied.
The scope also included ceiling works, with the lounge ceiling stripped, scraped back, prepared and skimmed to create a smooth finish. The bathroom ceiling required more extensive remedial work, including overboarding with suitable plasterboard before skimming.
As the flat was occupied throughout the project and located on the third floor with no lift, the team had to work with additional care. Materials were carried manually to the property, resident belongings and furniture were protected where possible, and the work was completed in stages to help keep the flat safe, tidy and liveable during the attendance.
The finished works improved the condition of the internal wall and ceiling surfaces, leaving the property ready for the required drying period before decoration.
Scope of Work

Challenges & Solutions
- Occupied flat — The property remained occupied during the works, so the team worked carefully around residents, furniture and personal belongings. Floors and contents were protected where possible, and the works were carried out in a controlled manner to reduce disruption.
- Third-floor access with no lift — Materials, plasterboard and waste had to be carried manually to and from the flat. The works were planned in stages to allow safe handling and keep the working area manageable.
- Multiple rooms affected — The plastering programme covered several rooms rather than one single repair area. Walls in the lounge, bedroom, kitchen, hallway and bathroom required preparation and skimming to achieve a more consistent finish.
- Blown and defective plaster — Loose and unstable plaster had to be removed before finishing works could begin. The affected areas were hacked off where required, prepared and bonded to create a suitable surface for skimming.
- Ceiling preparation — The lounge ceiling required stripping and scraping back before plastering. Loose material was removed, the ceiling was prepared, and a smooth skim finish was applied.
- Bathroom ceiling condition — The bathroom ceiling required overboarding before skimming to provide a cleaner, more stable and suitable finish for a moisture-prone room.
- Restricted radiator access — Plastering behind radiators was dependent on access being allowed. Where radiator removal was not permitted, the engineer completed the surrounding accessible areas and noted the limitation clearly.
- Working around fittings — Sockets, switches, pipework, kitchen units and fixed bathroom items required careful edge work to maintain a neat plaster finish without damaging existing fittings.
Final Outcome
The plastering and ceiling works were completed successfully across the occupied flat. The affected wall areas were prepared, loose and defective plaster was removed where required, and the main internal walls were skimmed to create smoother, more even surfaces.
The lounge ceiling was stripped, prepared and plastered, improving the overall finish of the room. The bathroom ceiling was overboarded and skimmed, providing a cleaner and more stable surface ready for drying and future decoration.
The team worked carefully around the limitations of the property, including occupied conditions, restricted room access, fixed fittings and third-floor access with no lift. Furniture and flooring were protected where possible, and the work areas were kept as tidy as practical throughout the project.
Where radiator access was restricted, plastering behind the radiator could not be fully completed; however, all other accessible and approved areas were finished to a professional standard.
The property was left clean, safe and ready for the plaster to dry before the next stage of decoration.
