British Builders was appointed by Darker Estate Agency to deliver a full external refurbishment of a luxury residential block in Colbeck Mews, Kensington. The brief was to restore the building’s heritage character, upgrade windows and finishes, and enhance energy performance and market appeal for high-calibre tenants.

Scope of Work

• Full scaffolding to all elevations for safe access
• Removal of decayed mortar, brick replacement and comprehensive repointing
• Repair of existing brick façades and localised structural remedial works
• Supply and installation of bespoke sash windows to suit non-standard openings
• Repair of salvageable window frames and application of new sealant for improved insulation
• Refurbishment and redecoration of front and rear entrances
• External preparation, sanding and repainting with high-quality weather-resistant coatings
• Decoration of communal external-facing elements to match the upgraded façade

Challenges & Solutions

• Severely deteriorated brickwork – Carefully replaced damaged bricks and fully repointed elevations to restore structural integrity and weather resistance.
• Non-standard, heritage sash windows – Supplied custom-made sash units to match original profiles while improving insulation and energy efficiency.
• Live residential environment with tight timelines – Implemented a phased programme and clear resident communication to minimise disruption and still deliver ahead of schedule.

Final Outcome

The refurbishment was completed ahead of schedule and within budget, transforming the building’s external appearance while preserving its period character. Upgraded façades and bespoke sash windows improved both kerb appeal and energy efficiency, significantly increasing the property’s desirability in a competitive Kensington rental market.
