Wall and Skirting Repairs — Haymarket House, Teddington
Project Overview
British Builders attended a residential property at Haymarket House, 1 Pinewood Gardens in Teddington to complete approved wall and skirting board remedial works following checkout inspection findings.
The works were required to restore the internal presentation of the property after visible scuffs, scratches, holes, previous fixings, minor dents and paint damage were identified across affected wall areas and skirting sections. Rather than carrying out small isolated touch-ups, the works were completed as a more comprehensive making-good and repainting package to ensure the final finish looked clean, uniform and professionally completed.
Due to the existing paint condition, spot painting would have left visible patch marks and uneven sheen differences. For this reason, full wall sections containing repairs were prepared and repainted in full, while damaged skirting board lengths were treated from corner to corner or wall to wall to avoid visible transitions.
The completed works improved the appearance of the internal rooms, restored damaged surfaces, refreshed the skirting boards and helped return the property to a clean and neutral standard suitable for handover.
Scope of Work
- Initial inspection of affected wall areas and skirting boards following checkout inspection findings
- Identification of visible scuffs, scratches, holes, dents, chips and previous fixing points
- Removal or preparation of old fixing marks, screw holes and picture hook damage where required
- Filling of damaged wall areas using suitable filler and surface preparation materials
- Sanding and smoothing of repaired wall areas to create an even surface
- Feathering of repaired sections into surrounding surfaces prior to decoration
- Application of stain block or primer where required to prevent bleed-through or shadowing
- Full repainting of affected wall surfaces where spot painting would have remained visible
- Application of two coats of high-quality emulsion paint to repaired wall sections
- Colour and sheen matching to blend with the existing surrounding finish as closely as possible
- Inspection of skirting boards throughout affected areas for chips, scuffs and paint damage
- Light sanding of damaged skirting board sections to prepare for repainting
- Filling of minor chips, dents and imperfections in skirting boards where required
- Cleaning and preparation of skirting surfaces to ensure good paint adhesion
- Repainting of full skirting board lengths where damage was present to avoid visible patching
- Application of primer where required followed by two coats of durable satin or gloss finish paint
- Final checks to ensure consistent colour, sheen and finish across repaired areas
- Clean-down of work areas and removal of dust, masking materials and associated waste
Challenges & Solutions
- Visible wall damage across several areas — The walls showed signs of everyday use, including scuffs, scratches, holes and previous fixing marks. Each damaged section was filled, sanded and prepared before repainting.
- Risk of visible patching — Due to the existing paint finish, small touch-ups would have been noticeable. To achieve a better result, full affected wall surfaces were repainted rather than isolated spots.
- Old paint meeting new paint — Applying fresh paint over older surfaces can create differences in tone and sheen. The team prepared the surfaces properly and applied full coats across complete wall sections to create a more even finish.
- Skirting board scuffs and chips — Damaged skirting areas were sanded, filled and repainted along full lengths rather than just where the damage appeared, helping to avoid visible start and stop marks.
- Maintaining a consistent finish — Edges, corners and junctions required careful cutting-in and checking to ensure the repaired areas blended neatly with the surrounding room finishes.
- Working to checkout standard — The works were completed with a focus on restoring the property to a clean, neutral and presentable condition suitable for final review and handover.
Final Outcome
The wall and skirting board remedial works were completed successfully. Damaged wall areas were filled, sanded, prepared and repainted to provide a smoother and more consistent appearance throughout the affected rooms.
Full wall surfaces containing repairs were repainted where required, helping to avoid visible patch marks, colour differences and uneven paint sheen. The finish was checked around edges, corners and junctions to ensure a clean and professional result.
Skirting boards with chips, scuffs or paint damage were prepared and repainted along full affected lengths. This helped create a more uniform finish and avoided visible transitions between old and new paint.
The completed works improved the overall presentation of the property, restored damaged surfaces and left the internal areas cleaner, fresher and ready for handover. All work areas were cleaned down after completion and left tidy.
