Project Overview
British Builders was appointed to carry out property-wide remedial and refurbishment works at a residential property in Turlow Court, Neptune Street, Leeds. The project focused on restoring function, improving internal condition and addressing several maintenance issues across the property.
The main priority was the window and door system. Existing windows, external doors, frames, seals and glazing units were inspected to identify operational defects, blown glazing, poor alignment, failed seals and weatherproofing issues. Remedial works were then carried out to improve thermal performance, security, ease of operation and protection against draughts or moisture ingress.
Additional works were completed across the kitchen, flooring, internal doors, bathroom and wet areas, plastering, decorating, joinery, fixtures and general property-wide repairs. The kitchen unit door and drawer frontages were reviewed and progressed in line with approval requirements before replacement works were carried out.
The works were completed with a focus on making the property more functional, secure, tidy and suitable for continued domestic tenancy use.
Scope of Work
- Full property-wide survey of windows, frames, external doors and patio doors
- Inspection of window operation, blown glazing, damaged seals, gaskets, frame condition and weatherproofing issues
- Removal and replacement of failed or blown double-glazed units where identified
- Renewal of damaged seals, gaskets and perimeter joints to improve thermal efficiency and weather resistance
- Easing, adjustment and alignment of window sashes, handles and mechanisms to correct stiffness and poor operation
- Re-bedding, resealing and weatherproofing of affected window and frame junctions
- Inspection and adjustment of external patio doors, including alignment and locking mechanism checks
- Testing of windows and doors after remedial works to confirm secure closing and smoother operation
- Inspection of kitchen units, door fronts, drawer fronts, carcasses and surrounding fittings
- Replacement of kitchen unit doors and drawer frontages following approval of the selected finish
- Making good to surrounding kitchen carcasses where required to support correct alignment and use

- Localised sanding, sealing, refinishing or replacement of damaged worktop sections where required

- Easing and adjusting sticking doors to restore correct movement and closing action
- Minor repairs to frames, lippings, stops, architraves and affected joinery elements
- Inspection of bathroom and wet areas for moisture damage, loose panels, failed seals and deteriorated trims
- Re-fixing, resealing or replacing affected bathroom panels, cladding and trims where required
- Renewal of silicone and perimeter seals around baths, showers and sanitaryware
- Cutting out and reinstating blown, loose or degraded plaster and boarding to create a smooth finish
- Treatment and preparation of affected surfaces before finishing works
- Patch plastering, making-good and skim repairs to areas affected by moisture damage, leaks or remedial joinery works
- Application of primer, stain-block or mould-resistant treatment where required
- Repainting of affected walls, ceilings, skirtings and trims to create a clean refreshed finish
- Re-securing of loose ironmongery, handles, hinges, hardware, fixtures and fittings throughout the property
- Minor electrical, plumbing and carpentry interventions required to restore functional compliance
- Removal of waste and debris generated by the remedial works
- Final walkthrough and operational checks to confirm windows, doors, flooring, kitchen units, wet areas and internal fittings were left functional and tidy
Challenges & Solutions
- Window and door issues across the property — The priority of the project was to address window and door defects. The team inspected all affected units, replaced failed glazing where required, renewed seals and adjusted mechanisms to improve operation, security and weather resistance.
- Blown glazing and failed seals — Some glazing units and perimeter seals had deteriorated, reducing thermal performance and allowing draughts or moisture risk. Failed units and seals were replaced, and affected junctions were re-bedded and resealed.
- Patio door alignment and locking issues — The external patio doors required inspection and adjustment to restore smooth operation. The doors were realigned, the locking mechanism was corrected, and the system was tested after completion.
- Kitchen frontage renewal — The kitchen required replacement of selected door and drawer frontages. The frontage finish was reviewed for approval before installation, and surrounding carcasses were made good to ensure the new components aligned and operated correctly.
- Damaged flooring and subfloor preparation — Existing flooring in affected areas required removal before new flooring could be installed. The subfloor was inspected, prepared and levelled where required to provide a suitable base.
- Internal door and joinery movement — Some internal doors and joinery elements showed signs of swelling, binding or misalignment. Doors were eased and adjusted, and minor frame and trim repairs were carried out to restore practical use.
- Moisture-affected bathroom and wet areas — Wet areas required inspection due to seal failure, loose panels, moisture damage and deteriorated finishes. Affected panels, silicone, trims and plaster or boarding were repaired or replaced where needed.
- Decorative making-good after remedial works — Repair works affected several surfaces across the property. These areas were patched, skimmed, treated and repainted to create a cleaner and more consistent finish.
Final Outcome
The completed works improved the overall condition, function and presentation of the property. The window and door system was prioritised, with defective glazing, seals, mechanisms and weatherproofing issues addressed to improve comfort, security and day-to-day operation.
The kitchen was improved through replacement door and drawer frontages, with surrounding carcasses made good and components aligned for practical use. Flooring works improved the condition of affected internal areas, while trims and thresholds helped create a neater finish.
Bathroom and wet area repairs restored sealing, panel condition and surface integrity where moisture-related deterioration had been identified. Internal doors, frames, joinery, fixtures and fittings were adjusted or repaired to improve daily usability.
The property was left clean, tidy and fully operational, with the approved property-wide remedial works completed in line with the agreed scope.
