Flat Roof & Canopy Replacement — Marsh Lane Parade, Wolverhampton
Project Overview
British Builders was commissioned by KMP Building Management to replace a failing 120m² flat roof and a deteriorating 56-metre timber canopy at Marsh Lane Parade in Wolverhampton. Persistent leaks were damaging corner units and affecting tenants, so the brief was to deliver a fully watertight, safe solution while maintaining the parade’s original appearance and minimising disruption.
Scope of Work
- Removal of existing flat roof coverings and failing build-up
- Installation of PIR insulation boards with foil facing to improve thermal performance
- Application of self-adhesive SBS underlayer with DUO lap technology
- Torch-applied K5K SBS elastomeric bitumen capping sheet with polyester reinforcement and UV-protective mineral finish
- Full rebuild of the 120m² flat roof as a durable, watertight system
- Complete removal of the 56-metre timber canopy and construction of a new timber structure
- Preparation, painting and finishing of the canopy to match the existing parade elevation
- Coordination with leaseholders regarding signage reinstatement
- Final inspections to confirm roof watertightness and canopy structural compliance
Challenges & Solutions
- Unsafe canopy and end-of-life roof system – Carried out detailed inspections, fully stripped defective elements and rebuilt both roof and canopy using robust, long-life materials approved by the client.
- High footfall and occupied commercial units – Coordinated access and sequencing with store leaseholders, implementing strict health and safety controls to keep businesses operating safely during works.
- Need to preserve the parade’s appearance – Designed and finished the new canopy to match the original aesthetic, allowing leaseholders to add their own signage once structural works were complete.
Final Outcome
Completed in 43 days, the project delivered a fully watertight, structurally sound roof and canopy that significantly improved safety, durability and visual appearance. The upgraded envelope now provides long-term protection for tenants and the building fabric, with minimal disruption to trading during the works.
