Bathroom Leak Repair — London
Project Overview
British Builders was appointed to carry out bathroom leak investigation and remedial works at a residential property on Aldrington Road in London. The bathroom had visible mould staining, moisture marks to nearby wall and ceiling areas, and signs of water escape around the bathtub and surrounding pipework.
The works were managed as a wider bathroom remedial package rather than a simple reseal. The engineer first inspected the affected areas, checked moisture-related staining, cleaned visible mould and applied an anti-mould treatment to help reduce the risk of future growth.
Once the affected wall and ceiling surfaces had been treated, patch repair and repainting works were carried out where required to improve the appearance of the damaged areas and help the finish blend back into the existing decoration.
The existing bathtub was then carefully removed to provide access for the leak investigation. The waste pipework and surrounding plumbing were inspected to identify the source of the water escape and confirm the correct remedial repair.
The investigation confirmed that adjustment and repair works were required to the waste pipe. The pipework was installed and adjusted as needed before the bathtub was securely reinstated. A new waterproof sanitary seal was then applied around the bathtub to create a clean, watertight finish.
All repaired areas were tested on completion and no further leaks were evident at the time of attendance. The bathroom was left clean, safe and ready for normal use.
Scope of Work
- Initial attendance and inspection of the bathroom leak issue
- Review of visible mould and moisture-affected wall and ceiling areas
- Cleaning and removal of visible mould from affected surfaces
- Application of anti-mould treatment to inhibit future mould growth
- Preparation of affected wall and ceiling areas before decoration
- Patch repair to damaged or stained surfaces where required
- Repainting of treated areas to blend with the existing finish
- Careful removal of the existing bathtub for access
- Inspection of waste pipework and surrounding plumbing
- Identification of leak source around the bathtub waste area
- Installation and adjustment of waste pipework as required
- Secure reinstatement of the bathtub after repair works
- Application of new waterproof sanitary seal around the bathtub
- Testing of repaired pipework and sealed areas on completion
- Cleaning of the bathroom and removal of waste materials from site
Challenges & Solutions
- Hidden leak source — The leak could not be fully assessed from the visible surface only, so the bathtub was removed to inspect the waste pipework and surrounding plumbing properly.
- Mould and staining — Affected wall and ceiling areas showed visible mould and moisture staining. These areas were cleaned, treated, prepared and repainted where required.
- Bathroom access limitations — The repair required careful removal and reinstatement of the bathtub without causing unnecessary damage to surrounding finishes.
- Waste pipe adjustment — The waste pipe needed installation and adjustment to resolve the issue and improve the reliability of the connection.
- Watertight reinstatement — After the bathtub was refitted, a new sanitary seal was applied around the bath edge to help prevent future water ingress.
- Occupied property care — The bathroom was kept clean and safe throughout the works, with waste removed and the area left ready for normal use.
Final Outcome
The bathroom leak investigation and remedial works were completed successfully. Visible mould was cleaned and treated, affected wall and ceiling areas were prepared and repainted where required, and the bathtub was removed to allow proper access to the pipework.
The waste pipe issue was identified and corrected, after which the bathtub was securely reinstalled and sealed with a new waterproof sanitary seal. The repaired areas were tested on completion and no further leaks were evident at the time of attendance.
By completing the works as a full bathroom remedial package, British Builders helped address both the visible moisture damage and the underlying leak issue, leaving the bathroom cleaner, safer and properly reinstated.
