Project Overview

British Builders was appointed to carry out bathroom remedial and finishing works at a residential property on Marsh Head, London. The original scope allowed for the replacement of a small number of damaged bathroom floor tiles; however, once our engineer attended site and inspected the bathroom, it became clear that the floor condition was more extensive than initially expected.

The bathroom floor had multiple cracked, loose and damaged tiles across the room. Approximately 18 tiles were found to be affected, which meant that a small patch repair would not provide a professional or durable finish. As matching replacement tiles were not available, the recommended solution was to remove the existing bathroom floor tiles and replace the full bathroom floor area with new tiles in one consistent finish.

During the same attendance, the bathroom mixer tap was also found to be leaking. This required replacement to prevent further water escape, protect the surrounding finishes and restore correct function to the bath and shower area.

The works were completed as a focused bathroom improvement project, covering tile removal, floor preparation, full bathroom floor tiling, plumbing replacement, perimeter finishing and final checks to ensure the bathroom was safe, functional and presentable.

 

Scope of Work
  • Full inspection of the bathroom floor area to assess the condition of existing tiles and surrounding finishes
  • Identification of multiple broken, cracked and defective bathroom floor tiles
  • Review of the original repair allowance against the wider condition found on site
  • Assessment of tile availability and suitability for partial replacement
  • Recommendation to replace the full bathroom floor to avoid a mismatched or patchy repair finish
  • Careful removal of defective and existing bathroom floor tiles across the bathroom area
  • Preparation of the bathroom floor base prior to new tile installation
  • Cleaning and checking of the floor surface before re-tiling works
  • Supply and installation of new bathroom floor tiles in a single consistent colour and finish
  • Cutting and fitting of tiles around the bath, basin, toilet and bathroom edges where required
  • Finishing of floor edges, junctions and threshold areas for a neat final appearance
  • Making-good around sanitaryware and bathroom perimeter areas affected by the floor works
  • Inspection of the existing bathroom mixer tap and associated fittings
  • Removal of the leaking bathroom mixer tap
  • Supply and installation of a suitable replacement mixer tap
  • Reconnection and testing of water supply connections
  • Checking of tap operation, water flow and visible leak points after installation
  • Review of the bath and shower area to confirm correct function following the plumbing works
  • Cleaning down of the bathroom floor, sanitaryware and work area after completion
  • Removal of broken tiles, packaging and waste materials from site
  • Final inspection to confirm the bathroom was left clean, safe and functional

 

Challenges & Solutions
  • Wider tile damage than originally allowed for — The initial quotation covered replacement of only a small number of tiles. On inspection, the damage was more widespread, with approximately 18 floor tiles affected. The scope was reviewed to provide a more complete and reliable repair.
  • No matching tiles available — Matching the existing bathroom floor tiles was not possible. Carrying out a partial repair would have left the bathroom with an uneven and inconsistent appearance. The solution was to replace the full floor using one consistent tile finish.
  • Maintaining a professional bathroom finish — The floor included several junctions around the bath, toilet, basin and doorway. The works were carried out carefully to ensure the new tiles were cut, fitted and finished neatly around the existing bathroom fixtures.
  • Leaking mixer tap — The existing bathroom mixer tap was leaking and presented a risk of further water damage if left unresolved. The tap was removed, replaced and tested to restore correct function and reduce the risk of future leaks.
  • Working in a compact bathroom space — The bathroom layout required careful sequencing due to limited working space around the bath, basin and toilet. Tile removal, floor preparation, plumbing works and finishing were organised to keep the works controlled and efficient.
  • Improving safety and usability — Broken floor tiles can create sharp edges, trip hazards and cleaning issues. Replacing the full bathroom floor improved both the safety and the presentation of the room.

 

Final Outcome

The bathroom floor repair was successfully upgraded from a limited tile replacement into a complete bathroom floor renewal. This allowed the damaged and mismatched floor condition to be resolved properly, rather than carrying out a small patch repair that would have left the bathroom uneven in appearance.

The new bathroom floor provides a cleaner, more consistent and more professional finish across the room. Edges, junctions and areas around the sanitaryware were finished neatly, helping improve the overall presentation and usability of the bathroom.

The leaking mixer tap was removed and replaced with a suitable new fitting. The new tap was connected, tested and checked to confirm correct operation and to reduce the risk of further water-related damage.

The completed works improved the bathroom’s safety, functionality and appearance. The area was left clean, tidy and ready for continued use.
