Project Overview

British Builders attended a residential property at Marina One, New Wharf Road in London to complete a wider package of bathroom plumbing repairs, resealing works and wall treatment.

The bathroom had several defective and incomplete areas behind the bath, toilet and basin, with exposed pipework, ageing waste connections, deteriorated sealant and signs of moisture damage to nearby wall surfaces. The works were planned as a full remedial bathroom repair rather than a small isolated leak fix, ensuring both the plumbing faults and the visible results of water escape were addressed.

The team opened up the required access areas around the bath panel, toilet waste, basin waste and pipe connections. Existing waste components and worn fittings were removed where required, then replaced with new suitable parts to restore proper drainage, improve sealing and reduce the risk of further leaks.

The bath waste assembly, bath trap and related tap connections were replaced and realigned to ensure a reliable water seal. The toilet waste pipe connection and rear pipe connections were also replaced using new fittings and seals, with all visible joints checked carefully after installation.

Once the plumbing repairs were complete, the bathroom sealant was cut out and removed from affected bath-to-wall junctions. The surrounding surfaces were cleaned, prepared and resealed using anti-mould sanitary-grade silicone to create a continuous watertight finish.

Wall areas affected by moisture and previous defective installation were inspected, repaired, filled, sanded and treated with anti-mould products before final decoration. The bathroom was left in a much cleaner and more reliable condition, with the key leak-prone areas repaired and the visible finishes improved.

Challenges & Solutions

  • Restricted access behind sanitaryware — Pipework was located behind panels and tight timber framing. Access was carefully opened where needed so fittings could be replaced without unnecessary disruption.
  • Risk of repeated water escape — New waste fittings, seals and trap components were installed to improve reliability and reduce the chance of future leakage.
  • Deteriorated silicone around the bath — Old and defective sealant was fully removed rather than patched over, allowing the new sanitary silicone to bond correctly.
  • Moisture-affected wall surfaces — Damaged wall areas were cleaned, filled, treated and decorated so the bathroom finish looked presentable again after the plumbing works.
  • Maintaining a neat final appearance — After the plumbing and resealing were completed, surfaces were made good and painted to provide a cleaner and more uniform finish.

 

Final Outcome

The bathroom plumbing repairs, resealing and wall treatment works were completed successfully.

The defective waste connections were removed and replaced, including the toilet waste pipe, basin waste, bath waste assembly, bath trap and bath tap connections. All new fittings were secured, sealed and tested to confirm the bathroom drainage and water connections were working correctly.

The bath perimeter was cleaned back and resealed with sanitary-grade anti-mould silicone, creating a continuous watertight seal at the bath-to-wall junctions. Moisture-affected wall areas were repaired, treated and redecorated to improve the overall presentation of the bathroom.
