Project Overview

British Builders attended Broadway House, 3 High Street, Bromley, to complete a set of approved bathroom and kitchen maintenance works. The job included the replacement of a damaged toilet seat, investigation and repair of a dripping bathroom tap, and full renewal of failed silicone sealant across multiple wet areas.

Although each item was minor on its own, the works were completed as a wider sanitary maintenance package to improve usability, water tightness and the overall condition of the bathroom and kitchen fittings. The affected areas included the WC, bathroom tap, bath perimeter, bathroom wash basins and kitchen wash basin rear edge.

The existing silicone had begun to fail in several areas, which can allow water to track behind fittings and create future staining, mould or hidden damage. Rather than carrying out small patch repairs, the defective sealant was removed fully where required and replaced with new high-grade sanitary silicone for a cleaner, longer-lasting finish.

The dripping tap was assessed and stripped down for internal repair. A suitable replacement valve/cartridge was allowed for within the scope, with full tap replacement only required if the existing fitting could not be repaired. The toilet seat was removed and replaced with a new standard soft-close seat, aligned and fixed securely.

All completed areas were checked, cleaned and tested before handover.

 

Scope of Work

  • Cleaning and preparation of all affected surfaces before resealing
  • Application of new high-grade sanitary silicone to wet areas
  • Finishing of sealant lines to a neat, watertight standard
  • Final checks of the tap, WC seat and sealed areas
  • Clean-down of the bathroom and kitchen work areas on completion

 

Challenges & Solutions
  • Multiple small repair points — The works involved several separate bathroom and kitchen items, so the engineer completed them as one coordinated maintenance visit to minimise disruption.
  • Dripping tap diagnosis — The bathroom tap required internal inspection rather than simple surface cleaning. The fitting was stripped down, checked and repaired using appropriate replacement parts where required.
  • Failed silicone in wet areas — Old sealant had deteriorated in several locations. The affected sections were removed fully rather than patched, helping to improve durability and reduce the risk of future water ingress.
  • Neat finish around sanitary fittings — The silicone lines around basins and the bath perimeter needed to be clean, even and water-resistant. Surfaces were prepared properly before new sanitary silicone was applied.
  • Toilet seat alignment — The replacement soft-close toilet seat was positioned and fixed securely to ensure correct alignment, comfort and stable use.
  • Occupied property conditions — The engineer worked carefully around existing bathroom and kitchen items, keeping the working areas tidy and usable after completion.

 

Final Outcome

The approved bathroom and kitchen maintenance works were completed successfully within the scheduled visit.

The broken toilet seat was removed and replaced with a new soft-close toilet seat, which was securely fixed, aligned and checked for correct operation. The bathroom tap was inspected, stripped down and repaired where possible, with the fitting reassembled and tested to confirm improved function.

Failed silicone was removed from multiple wet areas, including the kitchen wash basin rear edge, bathroom wash basins and bath perimeter. The surfaces were cleaned and prepared before new sanitary silicone was applied to provide a neat, watertight finish.

The completed works improved the appearance, usability and water resistance of the bathroom and kitchen fittings. All areas were left clean, tidy and ready for use, with receipts and supporting job photos recorded for the client file.
