Project Overview

British Builders attended a residential property on Steep Hill, Lincoln, to carry out heating system repair works on a Heatrae Sadia Electromax electric boiler. The existing circulation pump was no longer operating as required, which affected the boiler’s ability to move heated water through the system efficiently.

The photos show the boiler casing opened for access, exposed pipework, electrical connections, the removed pump components and the new compatible pump installed within the unit. This was a focused heating maintenance job, but it required careful isolation, draining, component replacement, refilling, bleeding and testing to restore safe and reliable system operation.

Scope of Work

• Inspected the Heatrae Sadia Electromax electric boiler and confirmed the existing pump fault.
• Safely isolated the electrical supply before starting work on the boiler system.
• Isolated the water supply and drained the boiler unit to allow safe pump removal.
• Removed the faulty pump and associated fittings from the boiler assembly.
• Supplied and installed a new compatible replacement pump.
• Checked and secured pipework connections around the new pump installation.
• Reconnected the required electrical connections to support correct pump operation.
• Refilled the boiler system and checked for leaks around the repaired area.
• Bled air from the pump and system to help prevent airlocks.
• Restored power and water supplies, then tested the boiler and pump for correct operation.

Challenges & Solutions

• The boiler pump was located within a compact service area — the casing and surrounding components were accessed carefully to avoid unnecessary disturbance.
• The system required controlled draining before replacement — water and power supplies were isolated before the faulty pump was removed.
• Airlocks could affect performance after refilling — the system was bled and checked during recommissioning.
• The replacement pump needed to match the existing boiler setup — a compatible unit was fitted and tested for correct operation.

Final Outcome

The faulty pump was removed and replaced with a suitable new unit, restoring circulation within the Heatrae Sadia Electromax electric boiler system. Once refilled and bled, the boiler was checked to confirm that the pump was running correctly and the surrounding pipework remained secure.

The work area was left clean and tidy, with the heating system returned to a safer and more reliable operating condition.
