Ceiling Water Damage Repair β New Cross Central, Manchester
Project Overview
British Builders attended a residential property at New Cross Central, Addington Street in Manchester to repair water damage to the stairwell ceiling.
The ceiling and adjoining upper wall had been affected by previous water penetration, causing staining, weakened plasterboard, surface deformation and mould-affected patches. Although the damage was localised, the position above the stairs required careful access, protection and preparation.
Our team inspected the affected area, removed loose and damaged material, cleaned and treated the exposed surfaces, then replaced the plasterboard where required. The repaired section was taped, jointed, skimmed, sanded, primed and redecorated to blend with the surrounding stairwell finish.
The works restored the ceiling to a clean, solid and presentable condition while addressing the visible effects of the previous leak.
Scope of Work
- Site attendance and inspection of the damaged stairwell ceiling area
- Assessment of water-damaged plasterboard, upper wall corner and ceiling finish
- Protection of staircase, walls, flooring and surrounding areas
- Removal of loose, bowed and water-damaged ceiling material
- Cutting out and replacement of weakened plasterboard where required
- Cleaning and treatment of mould-affected surfaces
- Application of anti-mould treatment and stain-blocking primer where required
- Taping, jointing and skim plastering of the repaired section
- Sanding, priming and local redecoration for a neat finish
- Removal of waste materials and final clean-down of the stairwell area
Challenges & Solutions
- Ceiling damage above stairs β The area was carefully protected and accessed using suitable equipment.
- Water-damaged plasterboard β Weakened material was removed and replaced instead of being patched over.
- Mould and staining β Affected surfaces were cleaned, treated and primed before finishing.
- Blending with existing ceiling β The repaired area was skimmed and feathered into the surrounding surface.
- Occupied property conditions β Protective coverings were used, and the area was cleaned after completion.
Final Outcome

The damaged section was removed and replaced where required, treated against staining and mould, then plastered, primed and redecorated to restore a clean finish.
The stairwell ceiling is now secure, smooth and presentable again, with the area left clean and ready for normal use.
