Project Overview

The work focused on damp-affected areas within the living room and bedroom, where visible staining and moisture marks were present around walls, ceiling corners, skirting areas, and window surrounds.

The photos show damp marking around internal wall and ceiling junctions, affected skirting areas, bathroom ventilation, and window sections requiring attention. The works were completed as a practical maintenance package, treating the affected surfaces, improving the painted finish, sealing accessible window areas internally and externally, and replacing the extractor fan to help reduce future moisture build-up.

 

Scope of Work
  • Inspected visible damp-affected areas within the living room and bedroom.
  • Cleaned and prepared wall and ceiling surfaces before treatment.
  • Applied damp sealant to affected wall areas using a suitable damp-blocking product.
  • Painted treated sections with brilliant white emulsion for a clean, consistent finish.
  • Gloss painted skirting boards in damp-affected areas to improve protection and appearance.
  • Sealed accessible window areas internally to reduce draughts and moisture ingress.
  • Sealed accessible external window areas where safe and practical.
  • Supplied and installed a new 100mm bathroom extractor fan to improve ventilation.
  • Checked additional reported items, including the kitchen radiator level and bathroom door adjustment where possible.
  • Cleared all work areas and removed waste materials upon completion.

 

Challenges & Solutions
  • Visible damp marks across multiple rooms β€” affected areas were cleaned, sealed, and repainted to provide a more stable finish.
  • Moisture build-up around window sections β€” accessible internal and external seals were renewed to help reduce water ingress and draughts.
  • Bathroom ventilation required improvement β€” the extractor fan was replaced with a new unit to support better airflow.

Final Outcome

The damp-affected areas were cleaned, sealed, painted, and finished to improve the appearance of the living room and bedroom. Skirting boards in the affected zones were also refreshed with gloss paint, helping protect the woodwork and create a neater finish along the lower wall areas.

The accessible windows were sealed internally and externally, and the bathroom extractor fan was replaced to improve ventilation and help reduce future condensation-related issues. The property was left clean and tidy, with the main maintenance items completed as part of one organised visit.
