Project Overview

British Builders attended a property on The Broadway, Haywards Heath, West Sussex, to complete a range of general maintenance and repair works across several internal areas. The job included small electrical maintenance, door and lock repairs, carpet cleaning, light bulb replacements, mould stain treatment and repainting works.

The photos show a clean modern interior with carpeted stairs and landing areas, radiators, skirting boards, kitchen worktops, stainless switch plates, door hardware and areas prepared for final finishing. The property required multiple minor repairs to be coordinated together so the rooms could be brought back to a tidy, functional and presentable condition.

Our engineers inspected each affected area before carrying out the required works. Faulty or loose fittings were removed, adjusted or replaced, switches were checked and tested, bulbs were replaced where required, carpets were professionally cleaned, and mould-stained areas were treated with anti-mould products and repainted to achieve a clean finish.

 

Scope of Work
  • Attended site to inspect the reported general maintenance items across the property.
  • Removed the existing mailbox lock mechanism carefully from the mailbox door.
  • Supplied and fitted a new mailbox lock into the existing opening.
  • Checked the lock alignment and confirmed smooth operation.
  • Provided the client with a new set of keys for the mailbox lock.
  • Removed and inspected the affected door handle and associated fixings.
  • Tightened loose screws and adjusted the handle mechanism where required.
  • Reinstalled the door handle and tested the door for correct opening and closing.
  • Inspected the light switch serving the lights above the sink area.
  • Removed the switch cover safely and checked the wiring and connections.
  • Repaired and secured loose connections where required.
  • Tested the switch to confirm the lights above the sink were operating correctly.
  • Removed and replaced faulty light switches serving the living room and part of the kitchen.
  • Installed new switch plates and checked that all connections were secure.
  • Tested the replaced switches to confirm consistent operation.
  • Repaired the en suite bathroom light switch and checked the bathroom lighting.
  • Replaced small bulbs in the en suite bathroom and bathroom cupboards.
  • Replaced bulbs in the cooker hood and checked the lighting function.
  • Professionally cleaned the carpeted areas, including visible traffic marks and stair areas.
  • Treated mould staining in Bedroom 2 using suitable stain-blocking anti-mould products.
  • Prepared and repainted the affected wall area after treatment.
  • Treated mould staining to the ceiling area using anti-mould stain blocker.
  • Repainted the affected ceiling area to provide a cleaner, refreshed finish.
  • Checked all completed repairs and cleaned the work areas before completion.

 

Challenges & Solutions
  • The works involved several small maintenance issues across different parts of the property, so the visit was managed as a coordinated multi-trade maintenance job.
  • Some electrical accessories required careful inspection before replacement to confirm whether the issue was with the switch, wiring connection or fitting.
  • Mould-stained areas needed proper preparation before repainting. Anti-mould stain blocker was applied first to help prevent marks from bleeding back through the new finish.
  • Carpeted areas showed signs of general use and staining. These areas were professionally cleaned to improve the overall appearance of the property.

 

Final Outcome

The general maintenance works were completed successfully. The mailbox lock was replaced and tested, the door handle was repaired, faulty light switches were repaired or replaced, and the required bulbs were changed across the bathroom, cupboards and cooker hood.

The carpeted areas were cleaned, mould-stained wall and ceiling areas were treated and repainted, and all completed works were checked before handover. The property was left clean, tidy and ready for use.
