Project Overview
British Builders attended a property on Devonshire Promenade, Nottingham, to complete a set of external maintenance and access repair works. The main issue involved a dropped upper downpipe section, which had moved out of position and was pressing against the lower gutter. This was affecting the gutter alignment and could have caused poor rainwater drainage if left unresolved.
The photos show the rear roofline, slate roof sections, guttering, downpipe connections, brickwork areas and the door lock that required replacement. During the visit, our engineer adjusted the gutter brackets, realigned the downpipe, cleaned the lower rear gutter, refitted slipped slates above the gutter line and replaced the faulty lock with a new lock and three keys.
The work was completed as a combined maintenance visit, improving the rainwater system, roof edge condition and property access security.
Scope of Work
- Attended site and inspected the rear guttering, downpipe position, lower roof edge and nearby slate sections.
- Checked the affected downpipe section where it had dropped and was pushing against the gutter.
- Safely removed the upper section of the downpipe to allow the gutter and brackets to be corrected.
- Removed and adjusted gutter brackets at the affected end of the run.
- Repositioned the brackets to a higher and more suitable level to restore correct gutter alignment.
- Refitted the downpipe into the correct position and secured it to prevent further movement.
- Checked the connection between the downpipe and gutter outlet to ensure the rainwater system was properly aligned.
- Cleaned the lower rear gutter, removing built-up debris, moss and dirt to improve water flow.
- Cleared the gutter channel and checked that water could drain away correctly.
- Inspected the slate roof edge directly above the gutter line.
- Refitted slipped slates above the gutter to help maintain roof coverage and reduce the risk of water ingress.
- Checked nearby roof tiles, gutter brackets and visible roofline areas for further movement or defects.
- Inspected the brickwork around the gutter and downpipe area, noting sections with aged mortar and weathering.
- Removed the existing faulty lock from the door.
- Installed a new lock mechanism and checked that it operated correctly.
- Provided three new keys for the replacement lock.
- Tested the lock, downpipe and gutter alignment before completion.
- Cleaned the working areas and removed loose debris from site.
Challenges & Solutions
- The upper downpipe had dropped and was putting pressure on the lower gutter. Our engineer removed and realigned the affected section, then adjusted the gutter brackets to support the correct fall and position.
- The gutter had debris and moss build-up, which could restrict rainwater flow. The lower rear gutter was cleared to restore drainage and reduce the risk of overflow.
- Slipped slates were visible above the gutter line. These were refitted to help protect the roof edge and reduce water entry into vulnerable areas.
- The lock required replacement as part of the same maintenance visit. A new lock was fitted and tested, with three keys supplied to the client.
Final Outcome
The gutter and downpipe repair works were completed successfully. The downpipe was repositioned, the gutter brackets were adjusted, the lower rear gutter was cleaned, and the slipped slates above the gutter were refitted.
The door lock was also replaced and tested, with three new keys provided. The property was left tidy, with the rainwater system operating correctly and the affected roof edge made secure.
