Project Overview
British Builders carried out a set of internal repair works at a residential property on Gordon Street, Doncaster. The works focused on a spare bedroom with ceiling damage, visible damp and mould staining around the wall and window area, and additional kitchen drawer repairs.
The photos show affected wall surfaces, ceiling staining, preparation areas, timber and board works near the step area, and kitchen units requiring adjustment. This was treated as a structured maintenance package rather than a single small repair, covering ceiling replacement, plaster preparation, damp treatment, decorating, and minor joinery repairs to restore the property to a cleaner and more usable condition.
Scope of Work
- Inspected the spare bedroom ceiling and identified damaged areas requiring replacement.
- Removed and disposed of the existing damaged ceiling section safely.
- Installed new ceiling boards ready for plastering and finishing.
- Completed plastering and surface preparation to achieve a clean base for decoration.
- Applied a standard white ceiling paint finish to match the room setting.
- Assessed damp and mould damage on the spare bedroom wall, especially around the window and lower wall areas.
- Applied damp treatment to affected wall sections before making good.
- Repaired damaged plaster and prepared the wall with suitable primer, sealer and top coat paint.
- Inspected and repaired two damaged kitchen drawers.
- Adjusted drawer alignment and replaced runners or fixings where required for smooth operation.
Challenges & Solutions
- Ceiling damage required more than surface painting — damaged sections were removed and replaced with new boarding before finishing.
- Damp and mould staining was visible around the bedroom wall — affected areas were treated before repainting to reduce the risk of recurrence.
- Kitchen drawers were not operating correctly — runners, fixings and alignment were checked and adjusted for improved use.
- The property remained occupied — working areas were kept controlled and cleaned as the repairs progressed.
Final Outcome
The spare bedroom ceiling was renewed, plastered and painted, leaving the area safer, cleaner and visually improved. Damp-affected wall sections were treated, repaired and redecorated with a suitable finish, improving the condition of the room and helping to protect the surfaces.
The kitchen drawer repairs were also completed, restoring smoother operation and better alignment. All waste materials were removed, tools and working areas were cleared, and the property was left tidy on completion.
