Project Overview

British Builders was appointed to carry out internal renovation and refresh works across a residential property, along with targeted external brickwork repairs to improve the overall condition and presentation of the building.

Internally, the project focused on improving the appearance, usability and presentation of the main living areas, including the staircase, hallway, landing, living room, dining area, kitchen and connecting rooms. Existing finishes across walls, ceilings, trims, door frames and floor areas were reviewed before the improvement works were carried out.

Externally, the property included weathered brick elevations, lower wall sections and boundary wall areas that required inspection and localised making-good. The brickwork showed signs of age, staining, worn mortar joints and previous repair marks in selected areas. These sections were reviewed and repaired where required to improve the exterior appearance and help protect the property from further weather-related deterioration.

The works were completed with a focus on creating a cleaner, brighter and more functional living environment inside the property, while also improving the external presentation and long-term maintenance of the building.

 

Scope of Work
  • Inspection of all main internal areas, including staircase, hallway, landing, living room, dining area, kitchen and connecting rooms
  • Review of existing wall, ceiling, trim, skirting board, door frame and floor finishes before carrying out refresh works
  • Preparation of internal walls, ceilings, skirting boards, trims and door frames prior to decorating and finishing
  • Internal painting and decorative refresh across selected rooms, hallway, staircase and circulation areas
    Improvement of the staircase and hallway presentation, including wall finishing, trim detailing and general tidy-up of visible surfaces
  • Refresh of living and dining areas to create a cleaner, brighter and more consistent internal appearance
  • Review and tidy-up of the kitchen area, including visible surfaces, fixtures, cabinetry presentation and general cleanliness
  • Finishing works around door openings, room transitions, wall junctions, skirting lines and ceiling edges
  • Inspection of external brick elevations, boundary wall areas, lower wall sections and visible mortar joints
  • Review of weathered brickwork, worn mortar joints, staining, older patch repairs and inconsistent mortar finishes
  • Localised raking out and re-pointing of damaged or weakened mortar joints where required
  • Making good around air brick areas, pipework routes, service penetrations and lower wall sections
  • Tidying of selected external brickwork areas to improve presentation and reduce the risk of further weather-related deterioration
  • Cleaning down of loose debris, dust, excess mortar and visible surface residue from internal and external work areas
  • Final walkthrough to check internal finishes, external brickwork repairs, presentation, cleanliness and overall workmanship

 

Challenges & Solutions
  • Multiple internal areas requiring attention — The property included several connected spaces, including stairwell, hallway, rooms, kitchen and living areas. The works were organised in stages to ensure each area was completed in a controlled and practical sequence.
  • Narrow staircase and hallway access — The stairwell and corridor areas required careful working due to restricted space. Surfaces were prepared and finished while keeping access routes safe and usable.
  • Existing occupied layout and furniture — Some rooms contained furniture and household items. The team worked carefully around existing fixtures and layouts, ensuring areas were protected and left tidy.
  • Mixed internal finishes across the property — The property had different floor finishes, wall conditions and room layouts. The works were carried out to create a more consistent, neutral and presentable appearance throughout.
  • Improving brightness and presentation — The internal areas originally appeared dated and worn in places. Neutral wall finishes and clean detailing helped make the property feel brighter, fresher and more comfortable.
  • Weathered external brickwork — The external walls showed signs of worn mortar, staining and ageing caused by long-term weather exposure. Affected areas were inspected and repaired to improve the condition and appearance of the brickwork.
  • Older patch repairs around air brick areas — Some sections had uneven previous repairs and inconsistent mortar finishes. These areas were made good to create a tidier and more stable finish.
  • Working around pipework and service penetrations — External pipework and wall penetrations required careful attention to reduce gaps, loose mortar and the risk of future water ingress.

 

Final Outcome

The internal renovation and property refresh works improved the overall condition and presentation of the home. The staircase, hallway, living areas, dining space and kitchen now appear cleaner, brighter and more suitable for everyday use.

The completed internal works helped refresh the existing layout without changing the structure of the property. Walls, ceilings, trims and visible finishes were improved, giving the home a more maintained and welcoming appearance.

Externally, the brickwork repair and re-pointing works improved the condition of the affected wall areas. Damaged and weakened mortar joints were repaired, older patch repairs were tidied, and areas around the air brick, pipework and lower wall sections were made more secure and presentable.

The property was left cleaner, more functional and better maintained both inside and outside, with improved internal presentation and stronger external wall protection.
