Project Overview
British Builders completed a combined handyman and joinery maintenance visit at a property on Lant St, London. The works covered several internal repair items, including toilet seat replacement, kitchen ventilation, door repainting, door hardware installation, letterbox fitting, and floor trim repairs.
Although each task was relatively compact, the overall visit required careful coordination across the kitchen, WC, utility entrance and internal door areas. The aim was to improve functionality, appearance and everyday usability while completing all works within one efficient attendance.
Scope of Work
- Supplied and fitted two suitable standard white soft-close toilet seats
- Removed the existing kitchen extractor fan and installed a new low-noise 100mm fan
- Checked the fan operation and ensured correct ventilation performance
- Prepared the grey internal door by sanding and making good the surface
- Applied undercoat and satin white paint to both sides of the door
- Painted the associated architraves for a cleaner, consistent finish
- Supplied and installed a new door closer to the main door
- Cut and fitted a new letterbox with internal and external satin finish plates
- Refitted loose floor trim to the grey door threshold
- Installed missing floor trim to the utility room entrance
- Used suitable fixings, trims and materials for a secure finish
- Protected surrounding areas and removed waste on completion
Challenges & Solutions
- The works involved several different areas of the property β The engineer planned the visit carefully to complete the repairs efficiently in one combined attendance.
- The grey door required preparation before repainting β The surface was sanded, undercoated and finished with satin white paint for a cleaner appearance.
- The main door needed new functional hardware β A door closer and letterbox were installed securely and aligned for everyday use.
- The kitchen ventilation required replacement rather than simple cleaning β A new low-noise 100mm fan was installed and tested for correct operation.
- Floor trims at two thresholds needed a neat finish β Matching trim sections were refitted or replaced to provide safer and cleaner transitions.
Final Outcome
The internal door, fixture and ventilation works were completed successfully. The toilets were fitted with new soft-close seats, the kitchen extractor fan was replaced, the internal door was repainted, and the main door was upgraded with a new closer and letterbox.
Additional threshold trims were repaired and fitted to improve the finish between floor areas. All completed items were checked, waste was removed, and the property was left clean, tidy and ready for use.
