Project Overview

British Builders completed leak investigation and internal repair works at a residential property on Silverstone Road, Lincoln. The property had visible water damage to the living room ceiling, which required inspection, preparation, plaster repairs, stain blocking and repainting.

The work also included an external roof leak investigation to identify the likely source of water ingress, checking the condition of roof coverings, flashing, felt, pipework and surrounding details before completing the internal making good works.

 

Scope of Work
  • Protected the surrounding living room area with dust sheets and sheeting
  • Inspected the ceiling and identified loose, cracked and water-damaged plaster
  • Cut back and removed damaged plaster from the affected ceiling section
  • Prepared the ceiling surface for repair and bonding
  • Applied bonding and skim coat plaster to reinstate the damaged area
  • Allowed drying time before decorating works were carried out
  • Applied stain block primer to prevent previous water marks bleeding through
  • Repainted the repaired ceiling section with two coats of emulsion
  • Blended the finish into the surrounding ceiling area for a neat result
  • Inspected roof areas, tiles, slates, flashing, underlay and nearby details for signs of water ingress
  • Checked external pipework and drainage points that could contribute to damp or leakage
  • Provided findings and recommendations for any further roof repair works required
  • Cleared the work area and left the property clean and tidy

 

Challenges & Solutions
  • The ceiling had visible staining and weakened plaster, so the damaged section was cut back before being repaired rather than simply painted over.
  • The leak required investigation from both internal and external areas to understand the likely route of water ingress.
  • Stain block primer was used before painting to help prevent old water marks from returning through the new finish.

 

Final Outcome

The affected ceiling area was repaired, re-plastered and decorated to restore a clean and safe finish. The property was also inspected externally to identify possible leak sources and provide a clear route for any further roof repair if required.

The living room was left clean, tidy and ready for normal use after completion.
