Full Refurbishment & External Works — Lartonwood, Newton, Wirral

Project Overview

British Builders was appointed by PurpleBricks, acting for the freeholder, to deliver urgent external and structural refurbishment to a deteriorating private property in Wirral. The brief was to resolve water ingress, extend the life of the building envelope and improve kerb appeal and market value.

Scope of Work

• Full repointing of external masonry
• Replacement of 174 damaged bricks to restore structural integrity
• Complete roof replacement including new timbers, felt and slate tiles
• Demolition and rebuild of the chimney with new flue liners and lead flashing
• Ventilation and smoke tests followed by gas safety certification
• Replacement of old fencing with new panels in reinforced concrete bases
• Construction of a new concrete paving path around the backyard for safe, durable access

Challenges & Solutions

• More extensive external damage than originally scoped – Accommodated full repointing and significant brick replacements within a revised programme, ensuring the property was made fully watertight.
• Leaking, end-of-life roof and chimney – Installed a new slate roof and rebuilt the chimney with modern detailing and safety certification to secure long-term performance.
• Tenant access and logistics – Supported the landlord in arranging alternative accommodation so works could proceed safely and efficiently without disrupting residents.

Final Outcome

The project was completed eight days ahead of schedule and within the agreed budget, delivering a robust, weather-tight building envelope and a visibly improved exterior. Risks of damp and water ingress were eliminated, and new fencing and pathways provided safer, more durable outdoor access for occupants.
