Heritage Renovation — The Lodge, Penzance

Project Overview

British Builders was appointed by Miller Lettings – Countywide to carry out essential renovation works at The Lodge, a historic property in Cornwall. The brief was to resolve long-standing leaks, structural defects and energy-efficiency issues while carefully preserving the building’s heritage character.

Scope of Work

• Complete removal and rebuild of the roof structure with new joists, felt and heritage slate tiles (20-year Sika-backed warranty)
• Installation of new gutters and downpipes to improve drainage and prevent future water ingress
• Full electrical rewire, including new sockets and switches to replace outdated wiring
• Replacement of all windows with bespoke double-glazed units designed to fit irregular historic apertures
• Internal plastering, ceiling replacements and full redecoration throughout, including lounges and bathrooms
• Repair of major cracks to ceilings and walls caused by years of water penetration

Challenges & Solutions

• Balancing heritage appearance with modern standards – Sourced discontinued slate tiles and custom-made double-glazed windows to match original profiles while improving performance.
• Structural and safety risks from long-term water ingress – Rebuilt the roof structure, repaired cracks and replaced rotted elements to restore stability and protect occupants.
• Complex bespoke materials and logistics – Placed early orders with specialist suppliers nationwide and sequenced works to keep the programme uninterrupted.

Final Outcome

The renovation was completed two days ahead of schedule and fully signed off by building control and the freeholders. The Lodge now benefits from a watertight, insulated and energy-efficient envelope, with its historic character carefully preserved and tenant comfort significantly improved.
