Project Overview
British Builders carried out a multi-area property repair and maintenance project at a residential property on Cheetham Hill Road, Manchester. The works covered several internal and external defects, including damp-affected areas, worn flooring, window draughts, radiator replacement, Velux window leak repairs and general finishing improvements.
The property required a coordinated approach across different areas of the home. Our team assessed the visible damage, identified the likely causes, completed the necessary repairs and improved the condition of the property with practical, long-lasting maintenance solutions.
Scope of Work
- Inspected damp and water-damaged bathroom areas around the wet corner and wall
- Removed damaged finishes where required and treated affected surfaces
- Sealed bathroom edges, shower areas and moisture-prone junctions
- Checked plumbing connections and repaired leak-related issues where needed
- Assessed uneven flooring under and in front of the stairs
- Removed loose or damaged flooring sections and improved the subfloor level
- Repaired worn and unsafe floor areas to create a cleaner finished surface
- Inspected living room and bedroom windows for draughts, gaps and faulty operation
- Re-sealed window frames and repaired opening mechanisms where required
- Removed worn lounge carpet and fitted replacement carpet with suitable underlay
- Repaired additional worn carpet areas throughout the property
- Removed the old living room radiator and installed a new replacement radiator
- Tested the radiator and pipework connections after installation
- Investigated the Velux window leak and inspected external flashing and seals
- Carried out roof-level sealing and waterproofing works around the affected roof window
- Inspected the hot water tank supply issue and replaced the existing tank with a larger-capacity unit
- Tested the water supply to improve performance for kitchen and shower demand
- Completed general sealing, finishing and clean-up across the affected areas
Challenges & Solutions
- Several issues were spread across different parts of the property — The works were planned as one coordinated maintenance visit to avoid repeated disruption.
- The Velux window leak had caused visible staining and wall damage — External roof seals and flashing areas were inspected, repaired and waterproofed.
- Flooring and carpet areas showed wear and unevenness — Damaged sections were removed, levelled and replaced to improve safety and appearance.
- The water supply needed better performance — A larger-capacity tank was installed and tested to support daily kitchen and shower use.
Final Outcome
The property was left in a significantly improved condition, with multiple repair items completed across the bathroom, stairs, lounge, bedrooms, windows, heating system, roof window and water supply area.
The completed works helped reduce draughts, improve heating and water performance, repair damp-affected areas and restore worn finishes throughout the home. All work areas were cleaned and left ready for use.
