Project Overview
British Builders attended a property at Abbey Mews in Dunstable, Bedfordshire, to carry out approved remedial maintenance works across the kitchen, bedroom and bathroom areas.
The property required a coordinated maintenance visit to address several internal issues affecting presentation, hygiene and everyday usability. The kitchen walls had areas of heavy paint peeling and poor surface finish, particularly around the working areas and upper wall sections. The bedroom window areas required black spot mould treatment and making good to the surrounding reveals, while the bathroom required investigation and clearance of a blocked toilet issue.
Rather than completing a small isolated repair, the works were handled as a wider internal remedial package. Our engineer prepared the affected kitchen wall surfaces by scraping back loose and failing paint, filling minor surface defects, sanding, applying stain block where required and repainting the affected areas to create a cleaner and more consistent finish.
In the bedroom areas, black spot mould around the window reveals was cleaned and treated with suitable anti-fungal treatment. The surrounding surfaces were made good where accessible to improve the appearance and reduce visible surface contamination.
The blocked toilet was also inspected and cleared using standard blockage removal methods. The toilet was checked after clearance to confirm normal drainage and flushing operation had been restored.
All works were completed carefully around existing kitchen fittings, tiled areas, window frames and occupied-property conditions. Waste generated during the works was removed from site as part of the visit.

Challenges & Solutions
- Multiple internal repair areas — The works involved kitchen decoration, bedroom mould treatment and bathroom drainage attendance. The visit was planned as one coordinated remedial package to reduce disruption.
- Heavy paint peeling in the kitchen — Loose and defective paint had to be scraped back before any finish could be applied. The affected areas were prepared, filled, sanded and redecorated to create a cleaner finish.
- Possible staining and surface marks — Stain blocking was allowed where required to reduce the risk of marks showing through the new finish.
- Mould around bedroom windows — Black spot mould was treated as surface contamination. The affected surfaces were cleaned, treated with anti-fungal product and made good where accessible.
- Condensation risk — Mould treatment improves the visible affected surfaces, but any ongoing condensation or ventilation issue may require further monitoring by the client or property manager.
- Blocked toilet issue — The toilet was investigated and cleared using standard blockage removal methods. Major drainage faults or external blockages would need separate assessment if identified.
- Occupied-property conditions — Kitchen units, appliances, tiled areas and window frames were worked around carefully to avoid unnecessary disturbance.
Final Outcome
The kitchen, bedroom and bathroom remedial works were completed successfully.
The affected kitchen wall areas were scraped back, prepared, filled, sanded, stain blocked where required and repainted. This improved the appearance of the kitchen and removed the most visible areas of peeling and defective paintwork.
The bedroom window reveal areas affected by black spot mould were cleaned and treated with anti-fungal treatment. Surrounding surfaces were made good where accessible, improving the condition and presentation of the window areas.
The blocked toilet issue was investigated and cleared, with normal drainage and flushing operation restored following the works.
All waste generated during the visit was removed from site, and the affected areas were left cleaner, safer and more usable for the occupants.
