Project Overview
British Builders attended a residential block at Delphside Court in Broseley following reports of water leaking through the ceiling into the communal stairwell. The project involved inspecting the affected top landing, checking the roof area above, identifying the source of water ingress and carrying out urgent waterproofing repairs.
The works focused on making the communal area safe, clearing the affected roof surface, preparing the damaged section and applying a layered bitumen repair system to help prevent further leakage.
Scope of Work
- Inspection of the communal stairwell ceiling and top landing area
- Access to the roof area above the reported leak
- Clearing of snow, standing water and loose debris from the affected roof section
- Identification of a damaged area within the bitumen roof covering
- Cleaning and drying of the surface before repair works
- Priming of the roof surface to support adhesion
- Application of two underlay patch layers over the damaged area
- Installation of a top cap sheet to reinforce the repair
- Application of all-weather bitumen coating to seal and protect the repair
- Final inspection to confirm the repaired area was secure and watertight
Challenges & Solutions
- Active water ingress — The leak was affecting a communal landing, so the roof was inspected promptly and the damaged area was treated to reduce further water penetration.
- Weather-affected roof surface — Snow and moisture were present on the roof, so the area was cleared and dried before the waterproofing materials were applied.
- Damaged bitumen covering — A hole was found at the roof corner. The repair was built up using primer, underlay patches, cap sheet and bitumen coating for a stronger waterproof finish.
Final Outcome
The roof leak repair was completed successfully, with the affected section cleaned, prepared, reinforced and sealed. The bitumen patching system improved protection to the damaged roof area and helped prevent further water ingress into the communal stairwell below.
