Project Overview

British Builders attended a property on Thornton Old Road, Bradford, West Yorkshire, to carry out roof and gutter repair works. The property required several external maintenance repairs across the roofline, including damaged roof tiles, ridge tile repointing, chimney patch pointing, leadwork repairs, gutter resealing and stonework pointing.

The photos show a traditional stone property with an aged roof covering, moss build-up, weathered ridge sections, worn mortar, repaired lead flashing and guttering along the roof edge. Several areas showed signs of water holding, loose debris and deterioration around the stonework and roof junctions. These issues required a wider repair approach to help prevent water ingress and improve the overall weather resistance of the property.

Our engineers inspected the roof, gutter runs, chimney area, leadwork and stone sections before carrying out the necessary repair works. Damaged and loose materials were removed, affected joints were cleaned and prepared, and new mortar, sealant and leadwork repairs were applied where required. The guttering was checked, cleared, realigned where needed and resealed to restore proper water flow away from the building.

 

Scope of Work
  • Attended site to inspect the roof, guttering, stonework, leadwork and chimney areas.
  • Checked roof tiles for damage, movement and weather-related deterioration.
  • Removed damaged roof tiles and replaced them with suitable matching tiles where required.
  • Inspected ridge tiles and removed loose or failed mortar.
  • Repointed ridge sections to improve stability and reduce the risk of water ingress.
  • Carried out patch pointing to chimney and high-level stonework areas.
  • Checked existing leadwork and flashing around roof junctions and wall abutments.
  • Repaired damaged leadwork and resealed vulnerable joints using suitable weatherproof materials.
  • Inspected guttering for blockages, standing water, leaks and misaligned sections.
  • Cleared debris, moss and loose material from gutter channels.
  • Repaired and resealed gutter joints to restore correct drainage.
  • Checked gutter falls to help water discharge correctly along the roofline.
  • Patch pointed areas of deteriorated stonework mortar visible around the roof and wall junctions.
  • Applied suitable external sealants where required to improve weatherproofing.
  • Removed loose mortar, roof debris and waste materials from the working areas.
  • Completed final checks to confirm the roofline, guttering and repaired areas were secure and watertight.

 

Challenges & Solutions
  • The roof had several weathered areas with moss, loose debris and deteriorated mortar. The affected sections were cleaned back before new pointing and sealing materials were applied.
  • The guttering showed signs of standing water and debris build-up. Our engineers cleared the channel, checked the joints and resealed the affected sections to improve water flow.
  • The stonework and chimney areas required careful patch pointing to preserve the appearance of the property while improving protection against water ingress.
  • Existing leadwork around the roof junctions had worn and lifted in places. Damaged sections were repaired and sealed to create a more reliable weatherproof finish.

 

Final Outcome

The roof and gutter repair works were completed successfully. Damaged tiles were replaced, ridge and stonework areas were repointed, chimney sections were patch pointed, and the leadwork was repaired and sealed where required.

The gutter system was cleaned, checked and resealed to support proper rainwater drainage. All repaired areas were inspected on completion, with waste materials removed and the external areas left clean and safe.
